Hines Global Real Estate’s Murfreesboro Development Highlighted on Podcast

Hines Global Real Estate, the developer behind Clari Park, was recently featured on “The Insider,” Murfreesboro’s official podcast. Walter O’Shea, Senior Managing Director at Hines, shared insights into the ongoing development in Murfreesboro, Tennessee.

O’Shea, who has been with Hines for over 27 years, emphasized the appeal of Murfreesboro’s fast-growing suburban market. He was particularly impressed by the landscaping and architecture of Medical Center Parkway during his initial visit. This inspired the current 78-acre, $380 million mixed-use development across from The Avenue.

The project, Clari Park, aims to create a community that caters to both young suburbanites and active empty nesters. It features amenities such as walkable open spaces, yoga lawns, linear parks, and Zen gardens. Hines, which operates in 30 countries and manages $93.2 billion in assets, has a history in Murfreesboro dating back to 2012-13 with the acquisition of The Avenue shopping complex. The current development began in 2019 with zoning approval received in 2021.

Clari Park will include 300 Class A apartment units in three buildings and a Marriott Townplace Suites hotel. The Rowley at Clari Park will feature social interaction spaces, a formal landscape area, a resort pool, a Zen garden, and a yoga lawn. Pre-leasing for the Rowley will begin in 2025, with occupancy expected in the first quarter.

Additionally, Hines plans to include 200-300 upscale townhomes and single-family homes. Restaurants such as Firebirds, Raising Canes, In-n-Out Burgers, Cava, PF Chang’s, Neighbors Bar and Grill, and Drake’s will enhance the dining options. Buona Beef and Rainbow Ice Cream will also be part of the development, along with Main Event and Whataburger.

Infrastructure improvements include the widening of Medical Center Parkway and the completion of Willowoak Trail to Wilkinson Pike by 2024.
